Pembroke Heights, Wānaka

Titles Issued. Vision Advancing. Plans Coming to Life.

We are pleased to announce that Stage 1 titles have now been issued at Pembroke Heights, a landmark residential development in Wanaka. Title issuance for Stage 2 is expected very soon.

In the meantime, detailed engineering design is well underway for Stages 3–7, doing the necessary groundwork to ensure that vision will be transformed into reality.

A New Vision for Land Development in Wānaka

Pembroke Heights is delivering on its promise: a thoughtfully designed community on Wānaka’s northern slopes, offering a diverse range of section sizes, optimised for alpine views, lifestyle living, and a strong connection to nature.

While Pembroke Heights is the hero of this story, we’re proud to play a supporting role. Working closely with a talented team of local consultants and contractors, Landpro has helped transform this site from a grassy paddock into a premium subdivision that future residents of Wānaka can be proud to call home.

Better Environments for Better Returns

Utility + beauty, hand in hand

A stormwater detention basin designed for a 1-in-100-year storm event has been artfully landscaped with thousands of native plants. Alongside communal BBQ / gathering spaces and preserved native kanuka stands, this feature becomes both infrastructure and amenity; benefiting residents and enhancing lot appeal.

Honouring natural character

Existing native tree stands have been preserved and woven into public parks and reserves, maintaining the site’s natural feel. New native plantings across the reserves and road corridors reinforce the connection between nature and neighbourhood.

Safety & resilience built in

From construction through to long-term operation, erosion, sediment and stormwater control remain front of mind. Our environmental and design teams have worked together to ensure this development protects both future residents and the surrounding landscape, reducing risk and enhancing resilience.

Momentum made visible

With titles issued, sections are ready for action. Homeowners can begin designing, planning, consenting and building. As lots begin to move from concept to foundation, Pembroke Heights shifts from vision toward reality, and that’s a tangible outcome for the people and families who will soon call this place home.

Looking Ahead: There’s Still Much to Build

This isn’t a finish line: it’s a springboard.

  • Stage 2 titles are coming soon — additional sections will soon be available for construction.
  • Stages 3–7 are in motion — bulk earthworks are already underway, with infrastructure, lot design and amenity planning continuing at pace.
  • As the community grows, seamless integration of nature, infrastructure, amenity and resilience will define Pembroke Heights, making it more than just a subdivision, but a place with identity, heart and long-term value.

We’re proud to be part of bringing Pembroke Heights to life and excited about what lies ahead. Whether you’re a future lot owner, neighbour, or simply watching this evolve. Stay tuned! Great things are still coming.
